Every year I talk with buyers who are relocating to Bend, Oregon. Many of them have spent time visiting, fallen in love with the scenery, and are excited about making Central Oregon home.

But relocating to a new area is different from buying in a place you already know well.

After more than 20 years helping buyers move to Bend, I've noticed that the people who have the best experience usually ask a few key questions before they buy.

Here are three of the most important ones.


1. What Does Pricing Look Like at the Neighborhood Level?

One of the biggest surprises for relocation buyers is how much pricing can vary within Bend depending on the exact neighborhood.

Two homes with similar square footage and finishes can have very different values simply because of location.

For example, areas in Northeast Bend often offer:

  • Newer subdivisions
  • Larger developments
  • Different price points than other parts of town

Meanwhile, some neighborhoods in Southeast Bend may offer:

  • More established areas
  • Different lot sizes
  • Different lifestyle amenities

For buyers moving from out of town, online listings don't always reveal these nuances.

Understanding how pricing behaves neighborhood-by-neighborhood helps buyers avoid overpaying and make more confident decisions.


2. How Do Property Taxes Work in Oregon?

Property taxes are another area where relocation buyers often have questions.

In Oregon, property taxes are based on a system that includes both:

  • Assessed value
  • Maximum assessed value

This means two homes with similar market values can have different tax bills depending on their tax history and prior assessments.

It's something that surprises many relocation buyers who are used to tax systems in other states.

Before buying, it's helpful to understand how the tax structure works so there are no surprises later.


3. How Does Lifestyle Change From One Area to Another?

One of the reasons people move to Bend is lifestyle.

Access to outdoor recreation, trails, rivers, and open space is a big part of why the area is so appealing.

But lifestyle can look very different depending on where you live.

Some neighborhoods are closer to:

  • Downtown restaurants and shops
  • The Deschutes River
  • Trail systems and parks

Others may offer:

  • More space
  • Quieter settings
  • Larger lots or acreage

The right fit really depends on how you want to live once you arrive.
