Acreage properties around Bend have a strong pull.

More space. More privacy. Room for shops, animals, or just a quieter lifestyle.

And for a lot of buyers — especially those relocating — it feels like the upgrade they've been working toward.

But acreage purchases are also where I see some of the most expensive mistakes happen.

Not because buyers aren't smart…
But because there are details that don't show up in photos — or even in a typical home tour.

Here are a few things I consistently help buyers slow down and really understand before moving forward.


1. Not All Acreage Is Created Equal

Two properties can both say "5 acres"… and function completely differently.

I've seen buyers assume:

  • All acreage is usable
  • It's easy to build a shop or add structures
  • The land is flat, accessible, and practical

That's not always the case.

Some acreage is:

  • Sloped or partially unusable
  • Limited by setbacks or zoning
  • Impacted by easements or access issues

The difference between owning land and being able to use it the way you want is where clarity matters most.


2. Water Isn't a Small Detail — It's Everything

In Central Oregon, water can make or break an acreage property.

This is one of the biggest things buyers underestimate.

You're often dealing with:

  • Wells (depth, production, reliability)
  • Irrigation rights (or lack of them)
  • Shared water agreements

I've had conversations where buyers assumed irrigation came with the property — when it didn't.

Or they didn't realize how limited a well might be for their intended use.

If you're planning:

  • Landscaping
  • Animals
  • A garden or small farm

Water needs to be verified — not assumed.


3. Septic, Power, and Infrastructure Costs Add Up Fast

Acreage properties don't always have the same infrastructure as homes in town.

Things like:

  • Septic systems (age, capacity, condition)
  • Power access or upgrades
  • Driveways and road maintenance

These aren't always deal-breakers… but they can be budget changers.

I've seen buyers fall in love with a property — only to realize later the cost to make it function the way they want is significant.


4. Location Still Matters — Even With Land

There's a common thought that once you have acreage, location matters less.

In reality, it still plays a huge role.

Things to consider:

  • Distance to Bend, Redmond, or Sisters
  • Road conditions in winter
  • Commute time and daily convenience
  • Resale appeal down the road

Some acreage properties feel great on a showing… but don't hold the same value or demand over time.


5. Financing Can Be Different

Not every acreage property fits cleanly into standard financing.

Depending on the property, lenders may look at:

  • Land-to-home value ratios
  • Outbuildings
  • Agricultural use
  • Condition and utilities

This can affect:

  • Down payment requirements
  • Interest rates
  • Loan options

It's not a reason to avoid acreage — just something to plan for early.


6. Lifestyle vs. Reality

Acreage looks great on paper.

But the day-to-day is different than living in town.

Things like:

  • Maintenance (snow removal, land upkeep)
  • Travel time
  • Managing systems like wells and septic

For the right buyer, it's absolutely worth it.

But it's better to go in clear-eyed than surprised.


Final Thoughts

Acreage can be one of the best purchases you make in Central Oregon.

But it's also where slowing down matters most.

The goal isn't just to buy land —
It's to buy something that actually works for how you want to live.

After 20+ years in this market, I've learned this:

The buyers who feel best about their acreage purchase later
are the ones who took the time to understand the details upfront.
