If you follow real estate headlines, it's easy to feel like the market is sending mixed signals.

Some articles say the market is slowing.
Others say prices are climbing again.
Interest rates continue to dominate conversations.

But here in Bend, the reality is usually more nuanced than the headlines.

After more than 20 years in Bend real estate, I've learned that buyers and sellers make their best decisions when they focus on local conditions—not national noise.

Here's what I'm seeing in the Bend market right now.

Inventory Has Improved

One of the biggest changes compared to a few years ago is inventory.

Buyers finally have more choices.

During the peak frenzy of 2020 and 2021, many homes sold almost immediately with multiple offers and very little room for negotiation. Buyers often felt rushed into decisions just to compete.

Today feels different.

There are generally more homes available across many price points, which gives buyers more time to compare neighborhoods, evaluate pricing, and think through long-term fit.

That doesn't mean every home is sitting.

Well-prepared homes that are priced correctly are still attracting attention quickly—especially in desirable areas of Bend.

But buyers are much more selective now than they were a few years ago.

This is probably the biggest shift I'm seeing.

In today's market, buyers are paying close attention to value.

Homes priced accurately for their location and condition are still moving.

Homes priced based on what a seller hopes the market might do often sit longer.

And once a property starts sitting, buyers begin to wonder why.

That's why neighborhood-level pricing matters so much right now in Bend.

Two homes may look similar online, but small differences in location, updates, layout, lot placement, or even proximity to amenities can change buyer demand significantly.

This market rewards realistic pricing and strong presentation.

Buyer Demand Is Still Active

Despite higher interest rates, serious buyers are still out there.

What's changed is the pace.

Many buyers today are more cautious and analytical. They want clarity before making a move, especially in higher price ranges.

That's not necessarily a bad thing.

In many ways, this feels more like a balanced market than the extreme conditions we experienced during the pandemic years.

Buyers are asking better questions.
They're comparing options more carefully.
And they're thinking longer term.

That tends to lead to healthier decisions overall.

Bend Still Has Strong Long-Term Appeal

One thing that hasn't changed is why people want to live here.

Bend continues to attract buyers because of the lifestyle, outdoor access, growing economy, and overall quality of life.

Relocation activity is still a meaningful part of the market, especially from larger metro areas where buyers are looking for a different pace and lifestyle.

But relocation buyers are also becoming more educated before making moves.

They're researching neighborhoods more carefully.
They're comparing taxes and monthly costs.
And they're taking more time before purchasing.

That's why local guidance matters more than ever.

So What Does This Mean?

For buyers, this market can offer opportunities that didn't exist a few years ago.

There's generally more negotiating room, more inventory, and more ability to make thoughtful decisions without feeling rushed.

For sellers, success today usually comes down to preparation, pricing strategy, and understanding exactly how your home fits into the current competition.

The market isn't crashing.
It also isn't behaving like the frenzy of 2021.

It's simply becoming more balanced—and that requires a different strategy than what worked a few years ago.

That's where clarity matters.

Because good real estate decisions usually aren't made from hype or fear.
They're made from understanding the market clearly and making smart long-term moves.
